CEMENT:
43 graded ordinary Portland cement or Portland pozzolana cement of ACC , Ultrarech , Malabar,Penna or equivalent shall be used for all the works.
SAND:
Good quality crushed M-sand shall be used for all RCC and super structural works, Good quality crushed P-sand which is specially graded for the plastering purpose shall be used for all plastering works .
JOINERY WORK (windowFRAMES withgrill):
Good quality hardwood for windows and door frames (Teak) . All window frames shall be secured with Steel rod or square rod. For all panelled and glazed shutters also good quality hard wood (Teak) shall be used.
CEILING PLASTERING WORK:
Ceiling plastering work shall be in 1:5cement mortar, below 10MM thick.
INSIDE PLASTERING WORK:
Inside plastering work shall be in cement mortar 1:6, 9 to 12 mm thick
OUTSIDE PLASTERING WORK:
Outside wall plastering work shall be in cement mortar 1:5, 12mm thick.
Cables : RR kabel/Havells/Polycab
Switches & Sockets : Modular Switches & Sockets from Legrand/GM
Metal Boxes : GM/Polycab
Final Fittings (lightings & ceiling fans Etc.) and labour charge should be provided by the Client
Electrical– Single Phase wiring If you want to upgrade cost difference should be paid
- Concealed wiring (RR Kabel/Havells/polycab) in PVC conduits controlled by DB , ELCB, MCB (L&T/Havells brand with ISI spec)
- Modular switches of any reputed make.(Legrand/GM)
- Provisions for A/c ( all bed rooms)
- Concealed conduits wiring of cable TV and internet connection point in living room.
- Sit out: Bell Point, Tube Point
- Dining: Light Point 3 nos., Plug 2, Fan 1 point
- Bed room: Light point 2 Nos., Plug 2 Point, Fan 1 Point
- Kitchen: Light 2 Point, Power Plug 3 Point, Plug 1

Teak wood and glass handrails shall be used in staircase areas and upper living cut-off areas
Complete plumbing and sanitary works shall be executed by the contractor; using the below mentioned Brands

- Dining: Wash Basin
- Work Area and Kitchen: Sink
- Outside: Pipe (4 Nos.)

Hi-gloss Nano technology 60cm x 60cm vitrified floor tiles (Jhonson/cera/RAK/Simpolo) shall be used for all carpet areas ( priced at maximum rate of Rs.60/- per Sq.Ft)
KITCHEN DADOING WALL TILES:
Dadoing tile works shall be done 60 cm above the kitchen slab with good quality tiles ( priced at maximum rate of Rs.60/- per Sq.Ft)
KITCHEN TOP
Good quality granite slabs shall be used for the kitchen top.
BATHROOM FLOORING TILES:
Good quality 1x1 anti-skid tiles shall be used for all bathrooms(Choice of design and colour as per the client; priced at maximum rate of Rs.60/- per Sq.Ft)
BATHROOM WALL TILES:
Good quality bathroom Wall Tiles of High lighter Model upto a maximum height of 7 Feet shall be Used (Choice of design and colouras per the client,priced at maximum rate of Rs.60/- per Sq.Ft)
WOODEN POLISH:
All Door and windows shall be polished with good quality sealer, wood stainer and over coat shall be cleared with melamine..
PAINTING WORK:
Single coat white cement washing shall be done all over the plastered area,Two coat putty in all interior and exterior walls of the house, two coats emulsion shall be used all over the white washing Area including one coat of cement primer. Two coats of Asian paints/Indigo brand shall be used for all external walls and two coats Asian paints/Indigo emulsion shall be used for all internal Walls.
Any four door shall be made with standard size of good quality hard wood And other doors shall be done good quality readymade door (Fero/Ascoat or equalent)
- Any four doors will be made with hardwood (Teakl)
- Front door (210*100),other doors (210*90)
- 3 layer window size (150*135),2 layer window size (100*135),1 layer window size (50*135)
- Window Shutters will be made with hardwood (Teak) and plain glass will be provided
BATHROOM DOORS:
All bathroom doors shall be done using UPVC doors.
WOODEN FITIINGS:
All wooden fittings like hinges, tower bolts and mortise lock shall be provided from branded companies
